Walk in and look up
The spacious living areas open into a vaulted timber ceiling - exposed rafters radiating from a central point, full board lining, no framing breaking up the space. It's the kind of thing nobody builds any more, and photographs don't quite do it justice. This gorgeous, warm timber carries through the entry, living room, master bedroom and even the ensuite.
Designed around the sun
The eaves sit six inches longer than standard - a deliberate calculation. On winter afternoons the sun runs right through the living room; in summer it stays off the glass. Thirty years on, it still does exactly what it was meant to: warm in winter, cool in summer.
Every room has a second window, most of them shaped to the roofline, so light comes from two directions all day. There's a stained-glass servery between the dining room and kitchen, a window seat in the bay, and bush in nearly every outlook.
The layout
Open-plan living and dining flowing to the kitchen, with the best outlook on the street. Master bedroom with walk-in wardrobe and a tiled ensuite under that same timber ceiling. Three bedrooms, two bathrooms, plus a separate study + large storage cupboard.
Family bathroom with a spa bath and separate toilet. A proper laundry with its own door straight outside. Heat pump to the main living areas.
Downstairs and outside
Double garage with substantial built-in workbenches and cabinetry plus storage and internal access. Parking out front.
Outside there's a paved courtyard that catches the morning sun, raised garden beds, a rainwater tank, a pergola and a gazebo. Bush on the boundary. It's quiet and serene.
Presentation
For a home of this age, the interior is in genuinely good order - clean, well maintained and clearly loved. The bones, the layout and the character are all there and worth keeping. And it's full of the owner's own work. The stained glass, the pottery, the timber - all made by the same man who designed and built the house.
Your setting
Titirangi, on a bush-fringed street with a bus stop at the corner. In zone for Arahoe School, Blockhouse Bay Intermediate and Green Bay High School.
A note on the EIFS cladding
This is a 1991/92 home with monolithic EIFS cladding and no cavity system. EIFS is a polystyrene-based system, which the report notes has better moisture-resistant qualities than the texture-coated fibre cement plaster systems most associated with leaky-home issues. We commissioned a full weathertightness report and the LIM, which are available to every interested party from day one.
Feel free to get in touch with any questions or private viewing requests.
See you on a sunny afternoon at the open homes!
